Custom
new home

$400–$600+ / SQ. FT.
Typical starting investment: $850,000+

Custom homes can vary significantly depending on architectural design, site conditions, foundation, windows, mechanical systems, cabinetry, exterior materials, and interior finishes. A thoughtfully designed home with straightforward architecture may fall toward the lower end, while complex rooflines, extensive glass, premium cabinetry, custom millwork, and high-end finishes can increase the investment.

Example: A 2,500-square-foot custom home may represent an investment of approximately $875,000–$1,250,000+, excluding land and major site-development costs.

Whole-house interior renovation

$200–$300+ / SQ. FT.
Typical starting investment: $250,000+


Whole-house renovations can range from updating finishes and systems throughout a home to completely reimagining the interior. Projects involving kitchens, multiple bathrooms, structural changes, new mechanical systems, electrical upgrades, custom millwork, and significant floor-plan changes will typically require a larger investment.

Renovating an existing home can also uncover conditions that aren’t visible until construction begins, particularly in older Maine homes.

Kitchen Renovation

$75,000–$175,000+

The kitchen is often one of the most customized—and most investment-intensive—rooms in a home. Major cost factors include cabinetry, countertops, appliances, flooring, lighting, plumbing fixtures, and changes to the existing layout. Removing walls, installing structural beams, relocating plumbing, adding large islands, or selecting custom cabinetry and premium appliances can move a kitchen beyond this range.

Bathroom renovation

$60,000–$80,000+

A professionally designed bathroom renovation typically includes much more than replacing fixtures. Tile, cabinetry, countertops, plumbing, electrical work, lighting, ventilation, waterproofing, glass, and finish selections all contribute to the investment. Large custom showers, extensive tile, heated floors, premium fixtures, and significant layout changes can increase the project cost.

Primary suite addition

$175,000–$300,000+

A primary suite addition typically combines a new bedroom, bathroom, closets, and often significant modifications to the existing home. Foundation work, roofing, structural integration, heating and cooling, plumbing, electrical work, cabinetry, tile, windows, and interior finishes all factor into the investment.

Additions can include family rooms, bedrooms, mudrooms, offices, expanded kitchens, or combinations of several spaces. Smaller additions often have a higher cost per square foot because excavation, foundation, roofing, electrical, heating, and integration with the existing home are spread across fewer square feet. Additions containing kitchens and bathrooms generally cost more than additions consisting primarily of living space.

Garage

$100,000–$200,000+

The investment in a new attached or detached garage depends on size, site conditions, foundation, number of bays, garage doors, heating, storage, exterior finishes, and how closely the new structure needs to match the architecture of the existing home. Finished interiors, specialty storage, oversized doors, workshops, or difficult site conditions can increase the investment.

Garage with living space

$250,000–$450,000+

Adding finished living space above or alongside a garage transforms it into a much more involved construction project. These projects can include bedrooms, bathrooms, kitchens or kitchenettes, stairs, independent heating and cooling, insulation, upgraded structural systems, and separate utility requirements.

Accessory Dwelling Unit

$250,000–$400,000+

An ADU may be smaller than a traditional home, but it still contains many of the same major components: a kitchen, bathroom, living area, sleeping space, heating and cooling, electrical service, plumbing, and complete interior finishes. Because those systems are concentrated into a smaller footprint, ADUs can have a relatively high cost per square foot. Detached ADUs may also require their own excavation, foundation, utility connections, driveway or site improvements.
